No, there is no bond, though we do require two weeks rent upfront.

There is no time limit to your tenancy with us. This is long term housing.


All of our housing is located in the Inner Southern Metropolitan area of City of Port Phillip, Stonnington and Glen Eira.


Often referred to as social housing, there is not a lot of difference between community housing and public housing.  Both provide long term, secure housing at an affordable rent based on your income. Community housing has more options for single person households. We are able to provide more individual support to renters. 


New renters are required to pay two week’s rent in advance

Rent can be paid by:
  • Centrepay – direct deductions from your Centrelink pension or benefit according to a form you submit to them. We can help you with this. We have the forms at our office and it is organised at your ‘sign up’.
  • Bank transfer- regular fornightly or weekly transfer. You organise this with your bank. We will give you our bank account details.
If you are unable to secure furniture, we will help by providing  what we can. 


Some of our housing is suitable for renters to have pets. There are strict conditions. Pets must be cared for; must be suited to the size of the premises; must not disturb neighbours. An application must be made. Inquire to Housing Program.


Repairs can be reported to our office 9:30am to 4:30pm calling 96961128 or email admin@spchg.org.au. We also have a Call Centre for urgent after hours maintenance – call  9696 1128 and follow the prompts .

Urgent repairs such as bad water leaks, failure of gas, electricity, water, a failure that makes your premises unable to be secured, a blocked or broken toilet, or significant damage from things like storms, will be repaired in accordance with the Rental Tenancy Act within 24 hours. Let us know if follow-up is required so the job get’s done asap.

Other repairs have different time lines- ask the Housing Program team about this.


Yes you can bring your own furniture as we supply fridge only.  However, we may be able to assist if you or your support service is unable to source necessary items. Please enquire at time of ‘sign up’. 


Rent increases/reviews only ever happen once per year. 90 days notice in writing is given.


You will not have to leave. However, it is necessary to declare your income so that rent can be adjusted accordingly. Please speak to Housing Program Team.


Friends and relatives can stay over occasionally, however they must respect the rights of others the same as a renter must. ‘Occasionally’ means no more than one or two nights in a week or brief visits of no more than a week. Special circumstances on a one-off basis can be negotiated by discussing with the Housing Program. A renter is responsible for the behaviour of their visitor.


Friends and relatives may not move in. Most our housing is for single person occupancy only. All new renters must apply through standard processes.

Step One is to talk to your neighbour politely and explain that their behaviour is causing you problems. If that fails, please talk to our Housing Program staff and they may be able to assist.


Contact the Housing Program and a statement will be printed. It is useful to come in to our office to discuss this.

Contact the Housing Program. We will always negotiate repayment arrangements when a renter lets us know what’s going on for them, and regularly stays in touch. Together we can work out a payment plan.

This might happen if you have fallen very behind in rent and are not communicating with our staff, or if it is alleged your behaviour is causing issues for others and other steps/remedies have not been successful. To get support at VCAT you can contact:
NBN is installed across all the properties we manage. Renters are responsible for setting up their own internet connections. 

We have an ‘internal transfer’ policy that outlines this process. Renters can register their interest to transfer to a bigger place after a significant period of stable tenancy which includes paying rent on time. Please talk to the Housing Program Team for further information.
